Baldwin County Real Estate Market Update – February 2026

Orange Beach and Gulf Shores Property Prices Continue to Rise

The Baldwin County real estate market continued to show strong activity in February 2026, particularly in the coastal communities of Orange Beach, Gulf Shores, and Fort Morgan.

According to the latest Baldwin REALTORS® Multiple Listing Service (MLS) data, both the resort real estate market and the traditional residential market saw increases in sales activity and overall sales volume compared to February 2025.

For buyers, sellers, and investors watching the Alabama Gulf Coast housing market, the numbers confirm what many local agents are already seeing: demand for Baldwin County property remains strong.

Orange Beach & Gulf Shores Real Estate Market (Resort Areas)

The resort real estate market, which includes Orange Beach, Fort Morgan, and Gulf Shores south of Canal Road, experienced significant growth in February 2026.

The average residential sales price reached $925,360, up from $740,463 in February 2025. This represents an impressive 24.9% increase year over year, reflecting continued demand for coastal homes and condos along Alabama’s beaches.

Homes and condos in the resort market spent about the same amount of time on the market, with average days on market at 131, compared to 133 days in February 2025.

Sales activity also increased significantly.

  • 122 properties sold in February 2026
  • 96 properties sold in February 2025

Total residential sales volume rose sharply to $112,893,968, compared to $71,084,499 the previous year.

One interesting trend is that new listings actually declined slightly, with 330 new listings in February 2026 compared to 347 in 2025. Lower inventory combined with strong demand can help support higher property values in coastal markets like Orange Beach and Gulf Shores.


Coastal Land Sales in Baldwin County

Land values along the Alabama Gulf Coast also increased compared to last year.

In February 2026:

  • 11 land parcels sold, compared to 8 in February 2025
  • Total sales volume reached $3,085,500, up from $1,871,000
  • Average land sales price increased to $280,500, compared to $233,875 last year

However, land parcels spent more time on the market this year, with average days on market increasing to 146, compared to 88 days last year.

At the same time, new land listings dropped significantly, decreasing from 25 listings in 2025 to just 16 in 2026.


Outside of the resort areas, the traditional residential housing market across Baldwin County remained steady with increased sales activity.

The average residential sales price was $402,937 in February 2026, slightly lower than $406,904 in February 2025.

Homes sold faster this year, with average days on market dropping from 74 days in 2025 to 69 days in 2026.

Sales activity also increased.

  • 355 homes sold in February 2026
  • 323 homes sold in February 2025

Total residential sales volume reached $143,042,831, compared to $131,430,114 the previous year.

New listings also increased across Baldwin County, with 614 new residential listings added in February 2026, compared to 567 listings last year.


Baldwin County Land Market

The Baldwin County land market also saw price increases in February despite a slight decline in the number of transactions.

  • 58 land parcels sold in February 2026
  • 69 parcels sold in February 2025

However, the average land price increased significantly, reaching $261,792, compared to $206,259 last year.

Land also sold faster this year, with average days on market decreasing to 139, compared to 152 days in February 2025.

Meanwhile, new land listings declined, dropping from 164 in 2025 to 132 in 2026.
