Exciting things are happening in Orange Beach, and this one is going to be a game changer. I recently had the opportunity to attend a presentation about the new Margaritaville Resort development planned for Orange Beach, and I wanted to share what I learned because this project is shaping up to be one of the most exciting additions to our area.
As a local Realtor® who focuses on Orange Beach and Gulf Shores real estate, I always keep a close eye on new developments that could impact our market. Projects like this don’t just bring new attractions to the Gulf Coast — they also create unique opportunities for buyers and investors looking to own property in one of the fastest-growing coastal destinations in the country.
Here’s what we know so far.
A New Margaritaville Resort Community on the Intracoastal
The development will feature a mix of resort-style accommodations designed to create a true destination experience.
Planned accommodations include:
- 100 Resort Condominiums featuring 1–2 bedroom units
- 49 Grand Condominiums with spacious 3–4 bedroom layouts
- Approximately 150 cottages
- 12 luxury villas
All of the condominium units will come fully finished and professionally decorated, making ownership extremely turnkey. Units will even include linens and kitchen supplies, which is a huge benefit for owners planning to use their property as a vacation home or rental investment.
The two-bedroom units will feature a curated décor package called “Son of a Sailor.”
The Grand Condominiums (3–4 bedrooms) will offer multiple décor package options, allowing buyers to personalize their space while maintaining the Margaritaville design aesthetic.
Every Grand Condominium will feature views of the Intracoastal Waterway, while the other condo units will be split between Intracoastal views and views of the water park.
Pricing for the Margaritaville Condos
Current pricing information from the presentation includes:
- 1 Bedroom Condominiums starting around $489,000
- 2 Bedroom Lock-Out Units starting around $739,000
- Grand Condominium – 3 Bedroom / 3 Bath starting around $1,299,000
- Grand Condominium – 4 Bedroom / 4 Bath ranging from $1,539,000 to $1,589,000
For buyers familiar with the Orange Beach market, these price points are very competitive considering the brand, amenities, and waterfront location.
Short-Term Rentals Allowed
One of the biggest questions buyers always ask with resort developments is whether short-term rentals are allowed.
The answer here is yes.
Owners will be able to rent their units short-term, and the development plans to offer an in-house property management company to help owners manage bookings and rentals. This can make ownership much easier for buyers who plan to use their unit as a vacation rental investment.
Resort Amenities Designed to Attract Visitors
One of the most exciting parts of the Margaritaville project is the massive amenity package planned for the property.
Amenities include:
- 6-acre activity deck
- 1,000-foot lazy river
- 40-foot water slide tower
- 43-slip transient marina

It wouldn’t be Margaritaville without great food and entertainment.
The development plans to include nine different food and beverage concepts, ranging from casual options to more upscale dining experiences.
Concepts are expected to include:
- Pizza
- Coffee bars
- Ice cream bars
- Fine dining
- A speakeasy-style bar featuring billiards, darts, and even duckpin bowling
The first floor of the main building will feature the restaurants and entertainment venues, while floors two through six will be residential units.
The restaurants will also be open to the public, adding another attraction for both locals and visitors.
Additional Features
There are a few other unique elements that make this development especially interesting.
A water shuttle is planned that will run between the resort and The Wharf, creating an easy connection to one of the most popular entertainment districts on the Gulf Coast.
This adds another layer of convenience and entertainment for both owners and guests.

Timeline for the Development
If you’re considering purchasing in this project, here are the key dates to know:
- Offers for condominium units are expected to begin in mid-April 2026
- Pre-construction buyers will be required to place a 25% deposit, which is non-refundable
- Estimated completion is currently projected for late 2027
